Zoning Services Refresh

This summer we updated and expanded our consulting services that unpack Pittsburgh’s zoning ordinance from its black box. Pittsburgh’s zoning ordinance is over 500 pages long with 57 base zoning districts, 15 overlays, and numerous exceptions that increase or decrease restrictions, creating a complex and often convoluted set of regulations.

Details Reviewed now offers three services to help you decipher the twists and turns of Pittsburgh’s zoning ordinance:

  • Zoning On-Call: this 30- or 60-minute virtual call gives you the opportunity to ask your questions about Pittsburgh’s zoning ordinance and brainstorm options for your specific project or location.

  • Use Restrictions & Zoning Report: this document identifies, before you purchase a property, if there is a gap between the legal and actual or intended use of a property, the setback and height restrictions that limit future build-out options, and any zoning overlays that might impact your plans for the property.

  • Zoning Plan Check: this report and 60-minute virtual call preemptively identifies, and provides suggestions for resolving, potentially costly and time-consuming zoning issues in a proposed project prior to applying to the City for zoning review.
